Walk the property before you inspect the cottage - look for property lines.
Ask for the seller's disclosure, when you find "the one".
Cottage inspections are advisable.
Be patient, it is harder to find a cottage than a home.
Be prepared to drive up ASAP to see a property that your broker believes is for you.

Keep cottage boathouse, and shoreline clean and neat.
Dress your cottage as if it's going to be a black-tie event; not a hockey game.
Easy access - permit even last minute showings.
Don't rent out cottage while it is "for sale".
Advise your broker when you are out of town; leave phone number and email where you can be reached.
Have clearly staked property lines.
Be forthcoming. Disclose rights of way, encumbrances, and all facts about the cottage and property.
Prepare chattel list for broker.
List MLS for best exposure.
Be absent from showings.
